The Origins of Fairhope’s Unique Model

In 1894, a group of 28 forward-thinking individuals from Des Moines, Iowa, led by Ernest B. Gaston, sought to create a community based on the economic theories of Henry George. George’s 1879 book, Progress and Poverty, argued that land should be collectively owned, with individuals paying a lease to the community rather than holding private ownership. The goal was to prevent land speculation and ensure that land value increases benefited everyone, not just private landowners. Fairhope, located along the eastern shore of Mobile Bay, was named to reflect the founders’ belief that their project had a “fair hope” of success.

How the Single Tax System Works

Unlike traditional land ownership models, the Fairhope Single Tax Corporation (FSTC) retains ownership of the land, offering long-term, 99-year renewable leases to individuals. While leaseholders own any buildings or improvements on their land, they pay an annual fee to the FSTC. This payment covers property taxes, administrative costs, and a “demonstration fee,” which funds local projects. This system aims to create a self-sustaining economic model that benefits the entire community and preserves Fairhope’s founding principles.
